Frequently Asked Questions:
Q:   How long does the inspection take?
A:   Most inspections run 2 to 3 hours.  This varies depending on the size, age and condition of the property.  The report is ready within 24 hours of the inspection.

Q:   Why use an inspector?
A:   Buyers:  You deserve to feel confident that the major systems in your new home are inspected prior to your purchase.  At Confidence        Home Inspection, we inspect the interior and exterior providing a detailed report so you have a professional's opinion of the property          you are purchasing.
Sellers:  Include our report in your marketing presentation.  Advertising your home as "pre-inspected" can be a plus.                                 Avoid the anxiety and expense of last minute repairs by discovering any potential problems up front.
Agents/Brokers:  Recommending a property inspection to your clients is a good way to help reduce the liability of all parties involved          in today's real estate transactions.
Home Owners:  You can't put a price tag on peace of mind.  Home owners purchasing home inspections rest easy knowing items of          concern have been caught early allowing them to be addressed before they become costly repairs.
Home Warranty Inspections:  If your home warranty is about to expire, now is the time to inspect.  Let us detail any defects or items         in need of repair before your warranty expires.  The investment in an inspection pays for itself when costly warranty repairs are                 brought  to light.

Q:  What is included in the inspection?
A:  We offer comprehensive inspections including, but not limited to, the following items:
  • Structure

Q:  Should new homes be inspected?
A:  Absolutely.  Even buyers of new homes should not assume that all components of the property are functioning properly.

Q:  Do homes "pass" or "fail" inspections?
A:  No.  The report simply details the condition of the property at the time of inspection and identifies items in need of repair.  For buyers the report can sometimes be used to help negotiate repairs with the seller before closing.  For sellers the report can help allow factoring in the cost of repairs into the selling price.

Q:  Should the inspector be licensed in the state of Texas?
A:  Yes.  In Texas there are three different levels of classification for Home Inspectors:  Sponsored Apprentice Inspector, licensed Real Estate Inspector and licensed Professional Inspector.  Our Inspector is a licensed Professional Inspector.  The Texas Real Estate Commission has specific requirements for each level.  The Professional Inspector designation is the most difficult to attain as it requires more education and experience and a higher score on the difficult state licensing exam.  Sixteen hours of continuing education are also required for the annual license renewal.
